Listed Building Sash Window Restoration

Lees Building Contractors Ltd recently carried out specialist restoration work to the original timber sash windows of a listed property, carefully preserving the building’s traditional character while addressing significant areas of timber decay.

Years of exposure to the weather had caused deterioration around the window sills, lower frame sections and external timber mouldings. Rather than unnecessarily replacing the complete windows, our approach focused on retaining as much of the sound original joinery as reasonably possible.

Sections of timber that were beyond repair were carefully removed and replaced using traditional hardwood scarf repairs. New hardwood sections were formed to replicate the existing profiles and detailing before being integrated with the original timber.

For smaller areas of deterioration, the specialist Repair Care timber repair system was used where appropriate. Combining traditional carpentry with modern timber repair techniques allowed each section of the window to receive the most suitable treatment while maximising the retention of original material.

The restored timber can then be properly prepared and decorated, helping protect the windows against further weather exposure and extending their service life.

This project is an excellent example of the considered approach required when renovating listed and period properties. Features that initially appear badly deteriorated can often be successfully repaired rather than completely replaced, preserving more of the building’s original fabric and architectural character.
